An immersive learning ecology where architecture, nature and technology seamlessly converge.

Located near Egypt’s New Administrative Capital, approximately 50 km from Cairo, UNStudio and Elgabaly Architects have joined forces to design Egypt Science Park, envisioned as one of the most future-proof educational and cultural campuses in the MENA region. Bringing together global innovation and regional excellence, the project reimagines what a campus can be—an adaptable, future-ready ecosystem where architecture, nature, and technology seamlessly converge.

The masterplan is designed as an immersive, park-based environment that merges the physical realm with a parallel digital layer enabled by next-generation educational technologies. Rather than confining innovation solely within buildings, digital learning is embedded throughout the entire campus fabric—supporting immersive learning, real-time collaboration, and decentralized knowledge exchange in both indoor and outdoor spaces. The result is a hybrid campus where virtual and physical experiences coexist, enabling new modes of learning within a human-centered, nature-driven setting.

Inspired by the shifting geometries of desert dunes and the rich chromatic palette of ancient Egypt, the masterplan and architectural expression blend dynamic forms with cultural continuity, establishing a strong and enduring sense of place. Across the campus, buildings are shaped to respond to climate, encourage interaction, and frame a coherent spatial identity rooted in both heritage and innovation.

The campus comprises 28 buildings, including 15 academic faculties arranged into five distinct Academic Clusters that promote interdisciplinary collaboration and shared learning. Six residential dormitory buildings, unified by a common architectural language, support a cohesive and immersive campus life.

At the core of the campus sits the Creative Cluster, acting as a catalyst for innovation, exchange, and forward-thinking research, supported by a dedicated Research Center that strengthens the academic ecosystem. The Administration Building completes the ensemble, integrating the campus’ main amphitheater at its center. Its sculptural form draws inspiration from the flowing lines of the desert and its windswept dunes, creating a space that feels both monumental and deeply rooted in its landscape.

A defining element of the masterplan is the Central Plaza, conceived as the primary public realm of the campus. The surrounding buildings are shaped to encourage interaction, offer shade, and support an active, engaged community. Defining this environment, the 200-meter Digital Wall Façade—formed by rotating fins with programmable exterior lighting—serves as a unifying landmark for innovation, connectivity, and collaboration across the campus.

A central green heart, positioned alongside the Café, Library and sports facilities, forms a multifunctional park where campus life begins and naturally grows. This vibrant landscape zone supports both spontaneous interaction and programmed events, becoming the social anchor of the site. Across the campus, smart-mobility routes and integrated transport systems prioritize student well-being, enabling a seamless, car-free environment that encourages healthier, more sustainable ways of moving and meeting.
Through its masterplanning and architectural vision, Egypt Science Park establishes a new benchmark for higher education—adaptive, immersive, technologically integrated, and deeply rooted in its natural and cultural context.
